If you look at the image below, I live in that blue dot. I have family that owns the house across the street and one beside me. I'll inherit those houses unless something unexpected happens of me. But the most important thing in that picture is the open field. An 81 year old woman owns it and lives in a moderate house in front of it.

Anyways, long live the lady, but I want to be prepared. I want to buy the field.

#1: This is my hometown. Moved back a couple years ago, love it here.
#2: I love my little house and my neighborhood.
#3: I know when that old woman passes her vulture of kids are going to sell it for a hot price for apartment developers.

I would love to buy this field. Don't know how I'm going to do it, but I'm going to hustle the next three years to make it happen. Even as a school teacher.

Since you grew up there, I wonder if you could find other like minded neighbors who would incorporate with you to pool resources and buy the property. If the goal is to keep apartments out, maybe your corporation could then subdivide and sell lots with restrictions, that could be profitable to all, if the goal is to keep the field intact, that may get complicated, good luck 🤞
 
Looks like a rotational grazing pasture to me. It has cross fences and you can tell the gates are in the middle to rotate from paddock to paddock. It should stay pasture. What species of livestock do they have there?

She leases it out to cattle farmers, and you are correct they rotate. I take my son to the fence, and the cows will come up to use if they are at that quadrant.

I have talked to two other neighbors about this, but you know how it is. It is hard to get one person to agree with you, much less more.

Exactly what I was thinking. Trying to come up with money may be tough but using some other means to have it re-zoned or get some local NIMBY group to keep it’s as is may be an easier solution.


Absolutely, it has to be zone for AG right now due to having literal cows on it. But it will be so easy to rezone it due to being surrounded by neighborhoods.
 
See these kinds of things irritate me. The U.S looses roughly 2000 acres of productive ag land a day because of urban sprawl.

Trust me. Ain't no urban sprawl going on there. I've been to his house. It's a tiny little rural town that will never grow because the powers that be don't want to have to fight to become more than the big fish in the small pond.

I wasn't necessarily talking about what he would do with it, it was more about the impression of what the lady's kids would do with it.
